Royal London Asset Management launches £1bn private healthcare REIT

Royal London Asset Management Property (RLAMP) has launched the RLAM Healthcare REIT, a private, unlisted real estate investment trust with £1 billion of committed capital dedicated to expanding modern care home infrastructure across the UK. 

The REIT will target purpose-built care homes in high-demand locations, leveraging RLAMP’s expertise after deploying £350 million into healthcare assets since 2022, and integrating Shoreline Partners (a UK-based real estate asset management company specializing in healthcare) earlier this year. 

RLAMP is looking to capitalise on an undersupplied market amid rising elderly care demand, while offering investors a tax-efficient vehicle. RLAMP cites corporation tax increases (from 19% to 25% effective April 2023) as a key driver, making REIT structures more attractive for tax efficiency.

Higher corporate taxes have intensified REIT adoption, as the structure eliminates corporate-level taxation on rental income and gains, boosting investor returns.

The launch could be seen as demonstrating growing institutional confidence in UK care homes as a resilient asset class, driven by demographic pressures and chronic underinvestment. RLAMP’s focus on purpose-built facilities—paired with forward-funding capabilities—suggests a shift toward proactive development rather than reactive acquisitions, potentially reshaping sector standards.
