Healthcare Activos buys across Europe to extend real estate platform
Spain-based European investment platform Healthcare Activos has acquired €150 million+ worth of healthcare assets by purchasing seven care properties across France, Italy, Portugal, and Spain, marking a significant milestone in its pan-European expansion strategy.
The transaction, which includes two newbuild facilities, expands the company’s portfolio to a total assets under management value of €1.3 billion, demonstrating robust growth momentum in the European healthcare real estate sector.
This acquisition aligns with Healthcare Activos’ strategic mission to build critical health and social infrastructures across Europe while addressing the continent’s demographic challenges. The company has systematically expanded into seven European markets since 2024, with France emerging as a key focus area where total investments now exceed €115 million, including premium assets like the recently acquired Champ de Mars nursing home in central Paris. Each transaction follows strict investment criteria: long triple net leases with fixed rents indexed to inflation, high single-room ratios, and ESG-compliant sustainability features that minimize environmental impact.
Financially, the acquisition was funded through Healthcare Activos Yield 2 S.A., a dedicated investment vehicle launched in July 2024 with €650 million in institutional capital from global investors. This structure provides the company with significant dry powder to capitalise on Europe’s growing healthcare infrastructure deficit, particularly in Germany, the continent’s largest healthcare market, which represents a “key long-term priority” for the firm.
For investors, this move signals Healthcare Activos’ ongoing transition from a regional player to a pan-European healthcare real estate leader with diversified exposure across mature and growth markets.
