Clariane sells real estate portfolio in Belgium to Care Property Invest

France based European care specialist Clariane has realised nearly €143m of value by selling nine Belgian nursing and care homes to publicly listed Belgian REIT Care Property Invest (CPI).

The deal, announced on Wednesday, December 3, shores up liquidity for the French operator while handing CPI a cash-generative, long-leased portfolio developed between 2010 and 2025 which can immediately enhance earnings.

The assets generate around €8.2m of annual rent, implying a 5.75 % gross yield. For Clariane, the disposal advances the operator’s objective of reducing net debt/EBITDA, which stood at 5.8× by end-2023 and improved to 5.6× pro-forma for H1 2025 after asset sales and capital raises.

For Care Property Invest, the transaction scales CPI’s portfolio by about10%and lifts earnings per share over the medium term, according to management.
