Healthcare Activos acquires German mental health clinics
Leading European long-term investment platform and REIT Healthcare Activos has significantly expanded its footprint in the German market through the acquisition specialised mental health clinics from Median Group.
The acquisition of two substantial clinics represents a strategic entry for the real estate platform into Germany’s psychosomatic care and mental health segment. This deal follows the initial entry of Healthcare Activos into the German market in 2024, which was marked by the acquisition of a nursing residence in Stuttgart.
The acquired facilities are located in Bad Saulgau, within the Lake Constance region of Baden-Württemberg, a prominent hub for inpatient rehabilitation that attracts patients from across the country. Together, the clinics encompass more than 21,500 square metres and provide upwards of 250 beds for inpatient treatment. The centres specialise in treating conditions such as depression, anxiety disorders, and burnout syndrome using an interdisciplinary approach that integrates physical, psychological, and social care components.
Structured as a sale and leaseback transaction, the deal ensures that Median Group will continue to manage the daily operations of both units under long-term lease agreements. Median Group is the largest private operator of rehabilitation and psychosomatic centres in Germany, maintaining a pan-European presence that includes over 400 facilities across Germany, the United Kingdom, and Spain. For Healthcare Activos, this partnership aligns with a yield-focused strategy that prioritises high-quality assets with sustainable, inflation-indexed rents and long-term triple net lease contracts.
