Swiss investment group AEVIS Victoria has executed the initial public offering of its healthcare real estate subsidiary, Infracore SA, a significant milestone in the group’s transition toward a pure-play investment company model.

The specialist landlord, which owns a premium portfolio of Swiss hospital and clinic properties, commenced trading on the SIX Swiss Exchange on July 9, 2026, under the ticker symbol INFRAC.

The offering was priced at CHF 54 per share, giving Infracore an initial equity market capitalisation of approximately CHF 826m (€887.75m).

The transaction attracted significant institutional support, with cornerstone commitments from Cohen and Steers UK Limited and Swiss Finance and Property Group AG totaling up to CHF 80m.

IPO facilitates a deleveraging of the group and provides dedicated capital for growth. Infracore intends to deploy approximately CHF 55.2m of the proceeds to repay shareholder loans, with the remainder earmarked for a robust sale and leaseback pipeline and ongoing development projects.

The firm’s portfolio currently comprises 47 high-quality properties across 19 prime locations in Switzerland, carrying a market value of approximately CHF 1.41bn. These assets are predominantly let to Swiss Medical Network under long-term, inflation-indexed leases that provide investors with high visibility on rental income.

Following the listing, AEVIS Victoria has reduced its stake to approximately 22.6 percent but remains a committed long-term strategic shareholder. The other major shareholder, Medical Properties Trust, has seen its holding decrease from 70 percent to approximately 49.9 percent, providing a public free float of at least 27.5 percent.

This separation of property ownership from clinical operations aligns with broader European trends in healthcare investment, allowing operators to focus on service delivery while providing real estate investors with a stable, yield-focused asset class.
